Raised Bungalow in Rural Area, moving on to their Dream Home

A consultation was done at a Realtors request for a couple who were moving from a rural home they had raised their 2 children in and are now enjoying with their grand children. The home was a reflection of the love they have for carpentry, sewing, crafts and water colour painting.

However, to show the room and the light in the home the report I prepared for them Suggested: painting in more contemporary colours, reducing furniture, and knick knacks. Hanging art where it shows the best impact, install a new door to gain light (something they always meant to do)!

The homeowner made all of the suggestions on the report, the home went on the market just on the verge of spring March 15th and SOLD firm March 28th!

They are now going to realize their retirement dream to build a custom bungalow in cottage country. The homeowner was convinced that the preparations and staging process were what sold the home in record-breaking time.

Triple Car Garage, Ravine Lot!

Agent called and asked if I could do a consultation on a large home, it was a blended family situation. The husband and wife came with children and stuff from 2 other matrimonial homes.

The children had moved on now and now so are the parents.
The challenge was to prepare and show the space de cluttered and freshened up.

The report made suggestions such as: repair the cathedral ceiling, which had a leak prior to the shingles being replaced, a problem in the shower area, carpet cleaning and stretching.

We removed the wallpaper from the living and dining room and painted, also freshened up the main/upper hallways and family room. Removed some bulky dated furniture. Please see Portfolio on home page for before and afters.

The home SOLD for full asking.

Tough Real Estate Market!

I wasn’t sure whether to stage my house or not, because I wasn’t sure whether it would pay off. But I figured that given the tough real estate market, I wanted to do everything I could to market the house properly. Sandra came in, provided me with her recommendations, and got to work. Wow, what a difference! It didn’t even look like my house anymore! It looked a hundred times better than I ever thought it could. When Staging was starting to become popular in Canada I got very excited because many of the homes I would tour and appraise needed various degrees of help in improving their presentation. De-cluttering, cleaning, repairing, painting, replacing- this was the kind of work that was indicated.

Until then, I had done all this type of work myself. Indeed after many hours of physical labour and days getting properties ready, potentially putting relationships with my clients in jeopardy since I was preoccupied and distracted, I was ready to be rescued!

My agent introduced me to Sandra Garland, who then did a staging consultation to advise me of the changes and the work required to achieve the best possible impression of my home right from the beginning.
